What is included in the all-inclusive rent?
The all-inclusive rent covers all costs associated with the apartment. The following flat-rate charges are included:
- General electricity and electricity for the apartment
- Insurance
- Property tax
- Elevator maintenance incl. emergency call system and the costs for elevator electricity
- Cold water / wastewater
- Heating
- Janitorial services
- Waste disposal fees
- Rainwater drainage fees
- Other miscellaneous costs
There is no separate billing for utilities.
What are the cancellation periods?
The statutory notice period of three months to the end of a month applies. Please note that there is a minimum rental period of six months.
The written notice of termination must be submitted to KRAMS Gebäudemanagement no later than the third working day of the month.

Is the rental period for the apartments limited?
The rental agreement is open-ended. Please note that the minimum rental period is 6 months. Early termination is not permitted.
Can I bring a pet?
Keeping pets is not permitted in the apartments.
How many people can live in one apartment?
The apartments are rented exclusively for use by one person.
What documents are required to rent an apartment?
- Tenant self-disclosure form
- Proof of income from the last 3 months or a copy of the employment contract
- Proof of personal liability insurance
- For students: parental guarantor declaration and certificate of enrollment
Is a security deposit required at the start of the rental?
To secure all obligations of the tenant, a security deposit equal to 2 months’ all-inclusive rent must be paid. The deposit is due before the handover of the apartment.
Can I sublet or temporarily rent out my apartment?
The tenant is not permitted to allow third parties to use the apartment, whether for payment or free of charge, without prior approval from the landlord.
Visitors are exempt from this rule.
Can I decorate, paint, or personalize my apartment?
Activities such as painting, drilling, hammering, gluing, and similar modifications are not permitted.
Can guests stay overnight?
The apartments are designed for use by one person only. Frequent, regular, or long-term overnight guests are therefore not permitted, as utility costs for water, electricity, waste disposal, etc. are calculated for single occupancy.
If you do have a guest staying for a short period, please inform KRAMS Gebäudemanagement for safety reasons. It is important for us to know how many people are in the building to ensure that no one is overlooked by emergency services in case of an emergency.
Please note that you, as the tenant, are responsible for your guest.
Where can I do my laundry?
A laundry and drying room with shared washing machines is available in each apartment building. These can be used for a fee — having your own washing machine is neither necessary nor permitted.
